Garage Door Sensor & Safety Repair being carried out on a Houston home

Since 1993, federal law has required every residential opener to have photo-eye sensors six inches off the floor that stop and reverse the door if anything breaks the beam. It is the single safety feature standing between a closing door and a child or a pet. When it misbehaves the door refuses to close, or worse, closes without reversing — and those are two very different problems with very different urgency.

What you get

  • Photo-eye alignment, bracket repair and full sensor replacement
  • Wiring traced end to end — most "bad sensors" are a nicked or corroded wire
  • Auto-reverse force settings recalibrated to code
  • Full safety test with a 2x4 and with the beam, documented with photos
  • Works with every opener brand sold in Texas
  • If your opener predates 1993 and has no sensors at all, we will tell you plainly what that means

How we do it

Read the blink code

Every brand signals differently. The LED pattern on the motor head and on each sensor tells us whether it is alignment, power, a wire break or a failed unit, before we replace anything.

Fix the actual fault

Realign and lock the brackets, repair a nicked wire, replace a corroded connection, or swap the sensor pair. Sensors themselves are the least common cause; brackets knocked askew and damaged wiring are the most.

Test the whole safety system

Beam interruption test, then a 2x4 contact-reversal test, then a force-setting check. All three, every time, with photos in your report.

Signs you need sensor repair

  • The door starts down then reverses straight back up
  • A sensor LED is off, or blinking instead of steady
  • The door only closes if you hold the wall button down
  • The opener light flashes ten times when you try to close
  • The door closes but does not reverse when it hits an obstruction — stop using it and call today
  • Sensors knocked loose by a bike, a bin or a lawnmower

What customers said

★★★★★

“Cable snapped and the door was hanging sideways. They came the same afternoon, did not try to sell me a new door, replaced both cables and squared it up. Explained why the bottom bracket had rusted out too.”

Hector M.Pasadena, TX · Cable repair
★★★★★

“My son backed into the door. They matched the panel to our HOA-approved colour, ordered it, and had it in within the week. From the street you cannot tell anything happened.”

Karen S.Sugar Land, TX · Panel replacement
★★★★★

“Booked the $79 tune-up expecting an upsell ambush. Instead I got a 27-point report with photos, a fraying cable pointed out, and a straight answer that everything else was fine. Fixed the cable, done.”

❓ FAQ

Sensor Repair — your questions

Why does my garage door reverse before it closes?

Nine times out of ten, the photo-eyes. Misaligned brackets, a dirty or sun-struck lens, a nicked wire, or a genuine sensor failure. The tenth time it is the opener's close-force setting or a track obstruction, and the fix is completely different — which is why the diagnosis matters.

Can I just bypass the sensors?

No. Bypassing photo-eyes is illegal on a residential opener, voids every warranty, and removes the one thing that stops the door on a child or a pet. Any company willing to do it for you is telling you something important about themselves.

How much does sensor repair cost?

$89 to $220. Realignment and a wiring repair sit at the bottom, a full sensor pair replacement at the top. Both include a complete safety test.

Do sensors go bad from Houston weather?

Yes — more than people expect. Sun angle through an open door blinds the receiver, humidity corrodes the terminal connections, and a garage that has taken flood water almost always ends up with sensor faults from the bottom-of-the-track wiring.
