Garage Door Tune-Up & Maintenance in Houston, TX
The $79 visit that stops the $600 phone call.
Almost every emergency we get called to was preventable and visible months earlier — a fraying cable, a spring starting to rust, an opener quietly forcing its way past a door that had gone out of balance. A tune-up is forty-five minutes with a torque wrench and a grease gun once a year, and in Houston it matters more than most places: the humidity rusts springs and cables, and the attic heat above your garage cooks plastic rollers and opener gears.
What you get
- 27-point inspection covering springs, cables, drums, rollers, hinges, tracks, opener and sensors
- Full spring balance test and tension adjustment
- Every moving part lubricated with high-temp synthetic — never WD-40
- Safety reverse tested to code with a 2x4 and the photo-eye beam
- All hardware torqued: a door cycling 1,500 times a year shakes bolts loose
- Written report with photos of anything that will need attention within the year
How we do it
Inspect everything under load and unloaded
Door disconnected and hand-tested for balance, then cycled under power while we watch cable wrap, roller travel, track flex and opener strain.
Adjust, torque, lubricate
Spring tension trimmed to balance, hinge and bracket bolts torqued, tracks re-shimmed if needed, and every bearing, hinge, roller and spring coil greased properly.
Safety-test and report
Auto-reverse tested against a 2x4, photo-eyes aligned and beam-tested, opener force settings verified, and a photo report emailed the same day.
Signs you need tune-up & maintenance
- It has been more than a year since anyone looked at the door
- The door is getting louder, slower or jerkier than it used to be
- You just bought the house and have no service history
- Surface rust on the springs or cables — very common in Houston
- The door does not stay put when you stop it halfway by hand
- You want the springs to last their full rated life

What customers said
“Our bedroom is over the garage and the door woke the baby every single morning. Nylon rollers, new hinges, proper lubrication — under two hundred dollars and it is now genuinely quiet. Should have called two years ago.”
“Cable snapped and the door was hanging sideways. They came the same afternoon, did not try to sell me a new door, replaced both cables and squared it up. Explained why the bottom bracket had rusted out too.”
“My son backed into the door. They matched the panel to our HOA-approved colour, ordered it, and had it in within the week. From the street you cannot tell anything happened.”
Tune-Up & Maintenance — your questions
How often should a garage door be serviced?
Once a year for a normal household, twice for doors cycling six or more times a day. Houston humidity and garage heat both accelerate wear, so the annual visit earns its money here faster than it does in a dry climate.
What is included in the tune-up?
A 27-point inspection, spring balance test and adjustment, full lubrication of hinges, rollers, bearings and spring coils, hardware torquing, track alignment check, sensor alignment, safety-reverse test, and a photo report. Parts are extra only if something is already broken, and we show you before touching it.
Will a tune-up make my door quieter?
Usually a lot quieter — proper lubrication and torqued hardware alone fix most noise. If the rollers themselves are shot, we will show you and quote the roller set, which is the other half of the answer.
Is this worth it if nothing is wrong?
That is exactly when it is worth it. A $79 visit that catches a fraying cable saves a $300 emergency call, and keeping the door balanced is the single biggest factor in how long your springs and opener last.
